STEP 1

Property Appraisal

The first part of our service is to have an initial discussion with you about any project you are considering and help you to decide on the best way forward. This will usually involve one of our project coordinators and one of our design experts who will give you some initial advice and guidance on your proposed works.

We can provide examples of relevant projects and explain how the process works should you wish to explore your options in more detail at Step 2.

STEP 2

Feasibility Study

If you would like to explore your project in more detail, our Feasibility Study service is a great way to start the process. We will carry out a full measured survey of your property and have a client brief meeting with you to discuss your requirements.

Our experienced design team will then create one or more design solutions for you and produce high quality plans and rendered images to help you to visualise the work. We will also provide you with a comprehensive report that gives you lots of information on planning and building regulations requirements, budget costs for the work and an overall project timeframe. It takes around 4 weeks to complete the Feasibility Study.
STEP 3

Planning Permission

Once your Feasibility Study is completed and you decide to move forward with your project, the next stage is to obtain planning permission.

We will complete more detailed designs and liaise with any additional consultants that may be needed as part of the application This may include things such as a fire safety statements, a flood risk assessment and listed building consent.

We will make the application for you and deal with any queries the planners may have during the process.
STEP 4

Building Regulations

Once planning permission has been obtained, we will complete more detailed plans for building regulations approval and prepare a work specification. We will liaise with other consultants such as structural and thermal engineers as required.

There may be other approvals required such as a Party Wall Award and a drainage build over agreement and we will assist you with these.

Your designer will help deal with all these issues including completing final documents that can then be issued to builders to quote for the works.
STEP 5

Building

The final stage of the process is to complete the building works. We will help you to find an approved builder and assist with obtaining quotations.

At this stage, we do not project manage the works but can help with clarifying any queries you or the builder may have during the building process.

We can also assist you with obtaining specialist quotations for items such as kitchen units, heating and ventilation products, doors and windows and finishes.
